Why does my property need asbestos testing before demolition?

South Coast AQMD Rule 1403 requires an asbestos survey before most demolition and renovation work in Orange County and across Southern California. Because you cannot tell whether a material contains asbestos just by looking at it, testing protects your crew, satisfies permit requirements, and prevents costly work stoppages if asbestos is discovered mid-project.

My home was built before 1970. Do I really need to test?

Yes. Buildings from before 1980 are very likely to contain asbestos in materials like floor tile, mastic, ceiling texture, and pipe insulation, and homes before 1978 commonly have lead-based paint. AQMD guidance is that any structure should be tested before demolition or renovation because the origin of older materials is unknown.

How fast can I get results?

Standard lab analysis is typically returned within 24 to 72 hours, and we offer rush analysis when a permit window or build schedule is tight. Visual clearance inspections can often be done same day.

Do you handle the removal, or just testing?

We are an independent testing and clearance company. We do not perform abatement or remediation, which means our results carry no conflict of interest. After abatement by a separate contractor, we can provide independent clearance so you can prove the area is safe.

Who pays for the testing?

It depends on the job. On insurance work, the carrier often pays. On contractor and renovation jobs, the company hiring us typically pays directly. We are happy to discuss billing when you request a quote.
